About DealWorksheet

Investor calculators built by someone who has worked the other side of the loan book.

DealWorksheet is built and maintained by Percival Tapera, a software engineer who spent four years as a Core Systems Specialist at Steward Bank - working on the core banking systems behind millions of customer accounts and high-volume daily transaction processing - and who is completing a Master's in Computer Science at Clark University.

The site exists because analysing a rental deal properly takes more than a single-metric calculator, and less than a sales funnel. Every tool here:

- Works instantly, with no signup and nothing gated.
- Shows its formula and a worked example with real numbers, so you can check the maths yourself.
- Keeps your inputs in your browser - deal numbers are never sent to a server or stored.
- States its assumptions, including the ones other calculators quietly skip (vacancy, management, and the fact that cap rate excludes the mortgage).

DealWorksheet is an educational tool. It is not financial, legal or tax advice, and no calculator here is a substitute for verifying a property's real figures before you commit money.
